16 years, and the same faces
Clearing houses across Suffolk and Essex since 2010. The team have been with us for years, so the people who turn up are the people who always turn up.
You get the paperwork, not just the promise
A waste transfer note at the end of every job, showing what left the property and where it went. It is your legal duty of care, not ours, and this is what closes it.
We collect the keys and hand them back
Keys picked up from the solicitor or the estate agent and dropped back when we are done. If you live away, you never have to be at the property at all.
Anything usable goes to charity
Clothes, furniture and anything else with life left in it goes to charity rather than landfill. You do not need to sort it, bag it or take it anywhere first.
House clearance, probate, cleaning and garden work
A full clearance, from one room to a whole estate, taken away and disposed of under a licensed waste carrier registration. Most houses go in one or two van loads, and we have done jobs well into double figures. We do not take single items, and we say so here to save you a call.

Probate and bereavement clearance
Clearing a house after a death, worked around probate and the family, with paperwork and keepsakes set aside rather than cleared.

Property cleaning
A deep clean of the property once we have cleared it, usually the same day, so it is ready to let, sell or hand back. It goes with a clearance rather than on its own.

Garden, garage and loft clearance
Gardens, sheds, greenhouses, garages, lofts, cellars and outbuildings, cleared and taken away under the same Upper Tier waste carrier registration.

How it works
What happens when you call Suffolk and Essex House Clearance
- 01
You ring, or send the details
Tell us roughly what is there and where it is. A rough description is plenty at this stage, and you will get a person rather than a call centre.
- 02
We come and look at the property
Free, and nothing to sign. Walking round a house tells us things a photograph never does, which is why we would rather come out than guess. If you are at the property yourself, photographs on WhatsApp work instead.
- 03
You get a price before anything moves
One figure for the job, and what is included in it. If any of the contents can be passed on rather than tipped, that brings the number down, and we will explain where that has come from.
- 04
We clear it, and you get the paperwork
We load and take it all away, most houses in one visit. You get a waste transfer note for the job, which is the proof of where it went, and we can clean the property afterwards if you want it ready to sell or let.
What people said afterwards
House clearance done with care
Every review we have, on Google, in their own words. Two of the three were after a bereavement.
★★★★★
After a bereavement I was left with the task of clearing a property. I chose Suffolk and Essex property clearance, what a good decision. The job was done with care and compassion, timekeeping and price was very good, highly recommended. Terry.
★★★★★
I needed clearance of my mother's flat due to bereavement. Suffolk and Essex House Clearance were totally and utterly professional and understanding throughout the entire process, from booking to collection (booked on a Monday, clearance Friday). The entire flat was cleared in just a little over an hour and they took every single item of furniture, kitchen products, ornaments and electrical equipment. The two gentlemen were totally professional and discreet. I would thoroughly recommend this company to anyone who need bereavement clearance.
★★★★★
Suffolk and Essex house clearance helped my family to clear a relatives property and completed the work in quick time with no fuss. I would recommend thus company.
The vans, and why a house clearance is usually one trip
Each van holds the equivalent of two large builders skips, so most properties go in one or two loads. The job is done and gone rather than spread across a fortnight. We have cleared houses that ran well into double figures of loads, and those are planned as days rather than afternoons.
Where we do house clearance
Based in Sudbury, and travelling up to 30 miles. If you are not sure whether we reach you, just ask. We are always happy to check.
Common questions
House clearance questions people ask
Do you take single items?
No. We clear whole properties, or whole rooms, lofts, garages and gardens. One sofa or one fridge is a job for a man with a van, and we would rather tell you that now than take the call and let you down.
How do you work out the price?
Three things. How much there is and what it weighs, because the tip charges us by weight. How much of it can be reused, recycled or passed on rather than tipped. And what is actually in the property, because a house of things somebody else will use costs less to empty than a house of things that can only be tipped.
Can a house clearance ever be free?
Sometimes, yes. If there is enough in the property that we can resell, the value of it can cover the cost of doing the work, and occasionally more. That is not a promise and it depends entirely on what is in the house. It is one of the things we are looking at when we come round.
How do I get a quote?
We come out and look at the property, then quote. It is free and there is nothing to sign. If you are at the property yourself you can send photographs on WhatsApp instead, and we can usually price it from those straight away. Otherwise you will have a price the same day, and within 24 hours at the very latest.
Are you a licensed waste carrier?
Yes. Upper Tier registration CBDU634717 with the Environment Agency, valid until 22 April 2029. You can look it up on the public register yourself, and we would rather you did.
