This is our own town
We work out of Sudbury, so this is the one place on the list where coming out to look at a property is not a journey. It is also why most of the people who ring us here already know somebody we have worked for.
That matters more than it sounds. On a clearance the quote comes from walking round the house, and being ten minutes away means we can usually do that quickly rather than fitting it round a run to the other side of the county.
The villages, which is where most of the work actually is
Long Melford and Acton are barely outside the town. Great Cornard and Great Waldingfield are a couple of miles. Then Foxearth, Bulmer, Little Cornard, Stanstead, Glemsford, Newton, Little Waldingfield, Cavendish, Alpheton, Lavenham, Boxford, Clare, Bures, Assington and Hartest, none of them more than a short run out.
If your village is not on that list it is almost certainly still a yes. There are over five hundred villages within twenty five miles of us, and printing all of them would help nobody.
A lot of Sudbury clearances are not in Sudbury. They are in a cottage down a lane with a gateway built for a horse and cart, and that is a different job from a modern semi with a driveway. It is worth mentioning when you ring, because it changes what we bring rather than what it costs.
Old houses, and what that means on the day
Around here plenty of properties are old, and old properties are narrow. Steep stairs, tight landings, lofts with a ladder rather than a staircase, and doorways that a three seater sofa was never going to come through in one piece.
None of that is a problem, it is just a reason we would rather see it first. A firm that quotes off photographs and then finds a wardrobe that has to come apart on a landing has two choices, and both of them are worse than looking.
What happens to it once it is on the van?
It goes to a licensed site on our licence, and you get the paperwork for it. No trips, no queueing, no working out what is allowed where. That is the part we take off you along with the furniture.
Every load leaves with a waste transfer note under Upper Tier registration CBDU634717, and that number is on the Environment Agency's public register for anybody to check.
Which tip does a Sudbury clearance actually go to?
Mini Waste, at the old aerodrome at Great Waldingfield, about three miles out. It is a licensed waste
transfer station, permit DB3102CC on the Environment Agency's register, permitted there since 2007. The
van is weighed in and weighed out, and that weight is what your transfer note is made from.
Over 95% of what we take away is recycled or reused rather than tipped. That figure comes off those weighbridge tickets.
A transfer station is not the tip you take a boot load to. The moment somebody is paid to remove it, the load counts as trade waste, whatever house it came out of. That is why a clearance needs an upper tier licence and somewhere like Great Waldingfield to take it, and why the free household route closes.
