No. We clear whole properties, or whole rooms, lofts, garages and gardens. One sofa or one fridge is a job for a man with a van, and we would rather tell you that now than take the call and let you down.

Three things. How much there is and what it weighs, because the tip charges us by weight. How much of it can be reused, recycled or passed on rather than tipped. And what is actually in the property, because a house of things somebody else will use costs less to empty than a house of things that can only be tipped.

Sometimes, yes. If there is enough in the property that we can resell, the value of it can cover the cost of doing the work, and occasionally more. That is not a promise and it depends entirely on what is in the house. It is one of the things we are looking at when we come round.

We come out and look at the property, then quote. It is free and there is nothing to sign. If you are at the property yourself you can send photographs on WhatsApp instead, and we can usually price it from those straight away. Otherwise you will have a price the same day, and within 24 hours at the very latest.

Neither, most likely. Most properties go in one or two van loads, and a van holds the equivalent of two large builders skips. We have done jobs well into double figures of loads, so a large house or a full estate is not a problem. One room or one garage is a normal job too. The only thing we do not take on is a single item.

No, and please do not. A lot of what comes out of a house goes to charity, and sorting that is our job rather than yours. You do not need to bag up clothes or run anything to a charity shop. Just tell us what you want kept and leave the rest exactly where it is.

It is sorted. Anything that can be resold or donated goes that way, anything recyclable goes to the recycling centre and the rest is tipped legally. You get a waste transfer note for the job, which is the paperwork proving where it went.

You do not need a permit, you do not load it, and nobody else can put their rubbish in it overnight. Our vans hold the equivalent of two large builders skips, so most houses go in one visit.

Yes, we do that regularly. It is common on probate work where the family is not local, and it saves somebody a long drive to open a door.

Yes. Garden clearance, shed and greenhouse dismantling, garages, lofts, cellars and outbuildings. It all goes out under the same waste carrier registration. We do not do building site clearance.

Yes, as part of the clearance rather than on its own. Once the property is empty we deep clean it, usually the same day, or the next day if the clearance has run long. It is an added cost and it is quoted at the same time as the clearance, so it comes as one figure.
