Terms and conditions
Last reviewed: 26 August 2026
These terms apply when you ask Suffolk and Essex House Clearance to quote for or carry out work. Please read them, and ask us about anything that is not clear before you agree to the work.

Quotes and prices
A quote is our price for the work described in it, and nothing else. If we find something we could not have seen when we quoted, we will stop, tell you what it means for the price, and wait for you to agree before carrying on. We will not do extra work and present you with a bigger bill afterwards.
We are not VAT registered, so there is no VAT to add to the prices we give you.
A quote we give you stands for 30 days. After that, ring us and we will confirm it or tell you what has changed.
Booking the work in
The agreement starts when you accept our quote and we confirm a date. We will tell you what we need from you on the day, such as access, parking or somewhere to work.
Your right to change your mind
Because we usually agree work with you in your own home, or remotely by phone, email or through this website, you have a legal right to cancel within 14 days of agreeing, without giving a reason and at no cost. This comes from the Consumer Contracts Regulations, and it is your right rather than something we are offering.
To cancel, just tell us, by any means, within that period. If you want us to start the work before the 14 days are up, you can ask us to, and we will get on with it. If you then cancel, you would pay for what we had already done, and nothing more.
There is one exception worth knowing about: goods made specially for you to your specification cannot usually be cancelled once we have started making them. We will tell you clearly if that applies to your job before you agree to it.
Paying us
You pay when the clearance is finished. Cash or bank transfer, whichever suits you.
If a job is big enough that we need to agree anything different, we will talk to you about it before we start, never afterwards.
We do not offer finance, credit or payment plans, and we cannot arrange them for you.
Our work
We will carry out the work with reasonable care and skill, by the time we agreed, and to the standard our trade requires. That is what the law expects of us and it is what we would want ourselves.
If something is not right, tell us and we will put it right. That is your legal right under the Consumer Rights Act 2015, not a favour, and raising it costs you nothing. Ring the office on 01787 703059 and speak to us directly.
If something goes wrong
Tell us. Ring or email and we will come and look at it. If work we did is not right, your legal rights under the Consumer Rights Act let you ask us to put it right, and we would want to anyway. Nothing in these terms takes away rights the law gives you.
This website
We try to keep the information here accurate and up to date, but it is a description of what we do rather than a binding offer. The price for your job is the one in your quote.
